Hey Ned,
This email is just to confirm our conversation of today regarding Sandpoint Property Management, Inc. managing and leasing the above referenced property for Milestone Investments, LLC.
The office/shop to be leased is the office and 2 bays on the north side of the new build closest to Schweitzer Plaza Dr.
The total square footage, including office, bathroom and shop is 2,106.
The office is 108 sq ft with 8′ ceiling. The bathroom is 68 sq ft.
The overall shop is 1,930 sq ft with 15′ 10″ ceiling height from floor to beams. This includes the 2 bays measuring (Bay 1 – 16′ 9″ wide by 48′ 6″ deep and Bay 2 – 17′ wide by 48′ 6″ deep) Each Bay have an 14′ x 14′ Roll up door with remote control automatic door opener.
The entire lot is fenced with a locked gate. Parking lot is gravel with a 15′ concrete approach in front of the building.
Heating – Office and Bathroom have electric Cadets and the Shop has a gas heater.
No Air Conditioning anywhere.
The gas and electric have separate meters for Ste A & B. There is only one meter for water. Lessee will be responsible for their own gas, electric and trash/garbage. Lessor will pay for water and sewer. Lessor and Lessee will share property taxes, maintenance and snow plowing, etc.
We discussed asking for .75 per square foot which equals about 1575.00 per month. I think we should ask for first and last months rent plus a security deposit.
Champion Concrete Pumping, Inc. will be leasing Suite B which *will not* be managed by Sandpoint Property Management.
